Our Planned Maintenance Agreement Inspections include:

Heating Season Inspection:

  • Inspect and verify Thermostat operation
  • Check / change standard filter or air cleaner (replacement filters & humidifier pads sold separately)
  • Measure amp draw on all motors
  • Inspect condensate pump if needed
  • Inspect and clean all drain lines
  • Visually inspect all safety controls
  • Start & inspect system operation
  • Inspect blower assembly, lubricate if necessary
  • Inspect and tighten, both high voltage and low voltage circuits
  • Measure temperature rise
  • Inspect evaporator coil when applicable
  • Inspect expansion valve or metering device
  • Inspect reversing valve where applicable
  • Check refrigerant superheat when applicable
  • Inspect condenser fan motor operation
  • Test for Carbon Monoxide Leaks
  • Inspect & rinse condenser coil if applicable
  • Check contactor for pitting or worn spots when applicable
  • Inspect and clean vent and intake piping
  • Inspect flue draft or draft inducer assembly
  • Inspect pressure switches and vacuum hoses
  • Inspect manifold assembly or heating elements
  • Inspect and clean ignition assembly and flame sensor
  • Visually inspect heat exchanger for stress or wear
  • Inspect humidifier and verify proper operation In addition for boilers, we inspect:
  • All controls
  • All safeties
  • Low water cut-offs
  • Lubricate Pump
  • Inspect the site glass

Cooling Season Inspection:

  • Inspect and verify thermostat operation
  • Check / change standard filter or air cleaner (replacement filters & humidifier pads sold separately)
  • Measure amp draw on all motors
  • Inspect condensate pump, if applicable
  • Inspect and clean all drain lines
  • Visually inspect all safety controls
  • Start & inspect system operation
  • Inspect blower assembly, lubricate if necessary
  • Inspect and tighten, both high voltage and low voltage circuits.
  • Inspect capacitor
  • Inspect contactor for pits or excessive wear
  • Inspect evaporator coil
  • Inspect expansion device
  • Inspect reversing valve, if applicable
  • Inspect condenser fan operation
  • Inspect condenser for level
  • Measure temperature drop
  • Check refrigerant sub-cooling
  • Inspect disconnect, electrical wiring, and fuses
  • Inspect and rinse condenser coil
  • Check service valve caps and connections
  • Seasonal shut-down of humidifier when applicable
